What You Need to Know about Contractors When Remodeling | bathroom vanities
by Mrs. Chatterbox on Feb.25, 2009, under Construction Laws
Did you know that in California residential construction contracts and amendments that indicate a general contractor or subcontractor is to be held harmless for construction defects, injury or negligence are legally unenforceable as of January 1, 2008? That means if the contractor who put your bathroom vanity in did not attach it to the wall properly and you have a problem, they are responsible for repairing it. Or maybe he put the vessel sink in improperly and your pipes break, again, the contractor is responsible and must repair it.
You need to make sure that the contractor doing your remodeling is licensed. All states that license contractors and tradesmen keep lists of license holders. You can check with your state licensing board. A phone call or a few mouse clicks will identify exactly who is licensed and who is not.
Except for plumbers and electricians, tradesmen paid by the hour usually do not need a license. Contractors bidding on any significant work need a license in most states. If you have a problem with a licensed contractor or tradesman, the state licensing board can be a powerful ally in resolving issues. Get into a dispute with an unlicensed contractor or tradesman and you are on your own. That bathroom furniture they put in may remain that way until it is resolved.
In addition, all construction contractors need liability and workers’ compensation coverage. Request a certificate of insurance from the contractor you select. Insurance carriers provide certificates showing policy limits and coverage dates. There is usually no charge for these certificates. This way if you are having more than one bathroom remodeled, the people putting in those bathroom vanities are covered and you do not have to worry about paying for injuries.
Medicare Bill targets US Health Plans | medical equipment
by Mrs. Chatterbox on Feb.23, 2009, under Medical
Last year billions of dollars in cuts in Medicare war debated in legislation. Unfortunately, some health companies saw a benefit to this. This bill was sponsored by Montana Senator Max Baucus, the Democratic head of the Senate Finance Committee. Unfortunately, at the end of June and it had gone through the House and passed.
Fortunately or unfortunately, the Senate made some changes and the 11% cut doctors would have received in payments was taken out. The ones who will suffer the most are those like me who have Humana as their Medicare HMO.
Trying to get approval for medical equipment that is needed by a patient will become more difficult. People who use sleep devices such as BreatheX™ Journey CPAP System may not be able to get it. People with COPD, who need COPD screening with a Welch Allyn PC-Based SpiroPerfect Spirometer, may find it difficult to get it approved.
“Every Medicare beneficiary in the country… will pay $2 extra per month to subsidize these extra payment rates,” Senator Baucus. Then again, why should he care if the senior citizen or a disabled person who could barely make it on what they get each month has to pay more.
As everyone knows, Medicare is a federally run insurance plan for 44 million elderly and disabled. It is the top buyer of U.S. health-care goods and services, spending nearly $400 billion a year.
The History of the Bride and Groom | marriage announcements
by Mrs. Chatterbox on Feb.23, 2009, under History
Marriage customs have evolved through three general stages: marriage by force or capture, marriage by purchase or contract, and marriage by mutual love.
Marriage by force or capture goes back to primitive tribal cultures that were usually at war with each other. Back then, a groom would capture a desirable woman during battle, while pillaging the village, and then consummate the marriage. This is where the custom of the “best man” came from. In ancient times, the best man was usually a fellow warrior who came along to assist him in the battle and help him to capture and carry away his bride-to-be. During peaceful times, women were usually exchanged easily. If a peaceful exchange could not be accomplished the woman would simply be abducted and raped. Remember, in Latin “rape” means to carry off and not what it means in today’s society. The counterpart to the best man, the maid of honor and bridesmaids were the ones who helped the bride get away from protecting family and from other suitors so that she could easily be captured by her groom.
The honeymoon was also part of the marriage by capture era. The tribe from which the bride was stolen would usually go looking for her, which meant that the warrior and his new wife had to hide or be discovered. An old French custom indicates that the bride and groom would drink wine made from honey called metheglin, hence the honeymoon. Even today, many couples keep their honeymoon plans a secret even if they are not being hunted.

Marriage by purchase or contract probably evolved from marriage by force. The bride was first stolen, and later compensation was provided to her family or tribe to escape their vengeance. The custom of purchasing a wife began with the desire to placate enraged parents, and to avoid tribal warfare. In the earliest stages of marriage by purchase, an exchange was made instead of monetary payment. For example, a young bridegroom, having recently stolen his bride, is caught by the family and is ordered to pay for her. If not able to pay, he would offer instead to exchange his own sister, livestock, or his land for her. In this way, he saves his own life and is able to keep his new wife.
Laws written on the subject of marriage consisted of two separate transactions. First, there was the agreement between the bridegroom and the bride’s father or guardian, each formally binding himself to his part of the marriage agreement. Second, there was the delivery of the bride in return for the price agreed upon, or payment of part of the price and security that the remainder would be paid to the widow in case of the husband’s premature death. Here originated the custom of the dowry.
Marriage by mutual love evolved gradually. It was not until the 9th or 10th century that women gained the privilege of choosing or refusing their future husbands according to their own judgment. In modern civilized life, marriage by capture occurs only as a symbol, and marriage by contract occurs rarely. Marriage through mutual love is the hallmark of a civilized people.
Today, marriage has a more solemn and religious tone because of the impact of Christianity. Even so, old customs remain as tradition and nothing more. Just as marriage announcements are still a popular tradition. The modern marriage mixes the old with the new making weddings as colorful and romantic as any in the past. The wedding announcement is also a tradition of the past.

Understanding Life Insurance | best universal life insurance quote
by Mrs. Chatterbox on Feb.16, 2009, under Insurance
Did you know that billions of dollars are spent every year on life insurance? People today are buying more life insurance than ever before. The cost of insurance has skyrocketed because of this demand. That demand will continue to increase because every family needs life insurance.
To some people, life insurance is even more important than auto or property insurance. What is even more surprising is that most people do not even understand how the insurance policy works. That is usually because of the terminology that is used in most insurance policies. Yet, people still buy insurance. Because life holds no guarantees, we all need life insurance because there is no way to predict what might happen at any time.
When people search for the best universal life insurance quotes, they need to ask more questions. Not just questions about the premiums or benefits, but what is covered and what some of the terminology means. The agent you get whole life insurance quotes from can answer all of your questions and should. Even if you are just looking at term life insurance quotes, ask questions.
Life insurance cannot insure a person against death, but it can provide beneficiaries protection against financial losses resulting from the death of a loved one. A life insurance policy ensures that the dependents do not suffer more from a loss. The term life insurance also does not mean for a lifetime. A lifetime can range from 0-to 100 years, but an insurance policy can be anywhere from 5-10 years long or more depending on what a person wants. It is usually understood that an insured person dies after that length of time the dependents get nothing.

Real Estate Price Shock for Corporate Transferees | North Georgia real estate
by Mrs. Chatterbox on Jan.20, 2009, under Real Estate
Along the West and East coasts and around many major cities such as Los Angeles, San Diego, San Francisco, Boston, New York and Washington DC, people discover that the cost of real estate is higher than the rest of the United States. This real estate price shock makes employees reconsider a job-related revocation. The difference in housing costs creates a huge affordability gap that many employees do not want to experience.
Many corporate employers and real estate brokers are working to alleviate that affordability gap. Corporations have developed several program options they utilize to help their employees transfer into higher cost-of-living areas.
Creative Mortgage Products - This mortgage option is available and geared specifically for dealing with high cost-of-living areas. This is an interest only loan that is provided by a relocation mortgage lender. For someone who is transferring jobs, this gives them lower payments, total deductibility and specifically for the relatively short-term nature of most transfers.
Cost-Of-Living Allowance (COLA) - This is a predetermined bonus based on the employee’s annual salary over a specific number of years. It can also be based on monthly cost-of-living payments while the employee is living in a high cost-of-living area. About 50% of corporations now offer COLA to transferring employees.
Mortgage Subsidies - This is an alternative to COLA that is sometimes used to attract and retain key employees. A subsidy helps the transferees qualify for a higher loan amount; thereby, reducing their monthly housing payment and allowing them to qualify for a lower interest rate on North Georgia homes.
Pay Increase - This is the most common type of incentive for assistance that employers use. A pay increase that is separate from normal raises to help offset the real estate price shock. It also helps to encourage the employee to accept the transfer and purchase Georgia national forest real estate.
North Georgia Real estate brokers are usually the ones who first break the price shock to a transferring employee. Then they have to educate and explain the situation. They also explain the benefits of living in the particular area including the climate, culture, community and how the market appreciates giving the new buyer the ability to upgrade their North Georgia property even faster.

Successful Sales Lead Generation is an Art, Part 2 | IT sales leads
by Mrs. Chatterbox on Jan.20, 2009, under Marketing
As I stated last month, getting the right type of sales leads is the key to success for any business. Here are some more methods that can help you generate more IT sales leads.
Some places that you may find some great sales leads are tradeshows and exhibitions. Those who visit these have made in an effort to attend the shows because they are interested in what you and others have. Last month, I mentioned running a contest to get potential customers attention. A tradeshow or exhibition is a great place to run such contest. Your potential customers register and wait for the end of the show to find out if they have won or you can notify them by mail. Few businesses do this, but it is a very pro-way to maximize a tradeshow or exhibition.
Whether you notify them by mail or have a drying at the end of the show, they have had time to relax after all your competition has attacked them at the show. They will be more likely to be receptive to what you have to say because you have not been pressuring them. You might even suggest that you speak with them after the exhibition or tradeshow in their home or office where they will be even more relaxed. Moreover, by not selling to them directly and following up later you can get more sales leads.
A simple document that can generate hundreds of new IT sales leads for your business is articles. Either you can write the articles yourself or you can hire a freelance writer. Then simply submit them to article directories on the Internet. This is one way to direct traffic to your website and if you have the captured data page there, you will capture hundreds of new sales leads. These articles can include information about your products or services, company profiles or even your Fortune 500 Org chart.
Your sales lead generation will be successful if you use more than one marketing ploy. Lead generation takes time and planning. When done right, the reward is hundreds of new sales leads for your business each and every month for years to come.
Successful Lead Generation is an Art, Part 1
Off Topic Breach: Marketing for attorneys has gone beyond the low-budget TV commercials. Lawyers and law firms now utilize Lawyer SEO which is an online marketing technique, that when implemented correctly, will drive visitors directly to their website.

Resources For Property Managers | Property Management Companies
by Chatterbox Fact Reporter on Dec.04, 2008, under General Legal
Now that the bottom appears to have hit in the real estate market, you might be thinking about investing again. That’s good. The market needs an infusion of confidence and you’re on track to acquiring wealth with every step you take toward the final process.
As a professional property manager you’ll be expected to handle the needs of your rental property and tenants to minimize vacancies and maximize income. This will likely include marketing the property and coordinating with vendors to address daily and emergency repairs, negotiate trash removal, track security, grounds keeping, and janitorial contracts.
But remember: owning real estate, whether commercial or residential, requires a lot of careful planning and oversight. All solid property management companies know that there is no shortage of legal hornet’s nests to be cautious of when serving as a landlord, which is what you become when you purchase property for investment purposes and rent it out.
There are many resources available to help you get started and among the most popular is The Complete Landlord E-Guide, which offers practical rental management guidance, access to a wide variety of documents that help with covering legal aspects of property management, as well as legal resources, and links to other useful sites connected to the industry in general. The book was written by veteran landlord and real estate investment specialists. It also includes an exclusive collection of essential landlord forms in customizable formats.
There are many property management companies out there who offer FAQ’s (frequently asked questions) on their Web sites. For example, the folks at mnhomerental.com have a good list that hits on all of the important issues that come up when it comes to landlord/tenant relationships.
Rely on your own competitors’ experience when starting out to give you ideas about what to expect and how to address those unexpected issues that will come up eventually.
